The data
- Sales: 3.99 million annual rate, up 1.5% on August
- Median price: $417,500, up 1.3% on the year
- Unsold inventory: 1.60 million, up 1.9% on August and 4.6% on the year
- Supply: 4.8 months, unchanged from August
NAR's chief economist said August and September were the two slowest months for home sales this year, and that further rises in mortgage rates mean fewer buyers can qualify.
Reading it
The annual rate projects the month's seasonally adjusted pace over a year, so it is not a count of closings. A small monthly gain after two slow months is consistent with a market that is still weak, and rising inventory gives buyers more choice.
